Maintenance Issues at 7525 Guard-Well Street
An inspection of the Kroger property at 7525 Guard-Well Street was recently performed by the Golf Village Property Owners Association. There were numerous violations of the community standards noted on site including a lack of bed edging and mulching, weeds and grass growing throughout tree rings and landscape beds, exposed irrigation piping, dead plant material, weeds growing throughout the turfgrass areas, drainage issues with standing water, trash accumulation around pond and unapproved exterior storage. Please see the pictures and descriptions below for reference. Additionally, the association account for 7525 Guard-Well has been past due for 6 months. The Association had previously filed a lien on the property and the Board is currently discussing additional legal remedies to enforce the community collection policy. We understand that there is a large optional prepay charge on the account for 2027 paving of the private roads in this commercial section, and management has been reviewing the legal documents surrounding this assessment. However, both the 2026 Annual Assessment, numerous salt and snow assessments, legal fees and late fees remain unpaid and are past due.
The landscape beds and tree rings located on the mound along Woodcutter Drive, behind the store, have not been edged and mulched in 2026. Additionally the beds contain grass and weeds as well as exposed irrigation piping.
The pond surrounds to the South of the store have numerous issues including large weed growth throughout tree rings and turf areas. The pond surrounds are not being maintained regularly and trash continues to accumulate. Numerous evergreens have died and have not been replaced.
Additionally, the drainage swale that directs runoff to the pond has several areas that were not properly graded and are currently holding water. As a result, the turfgrass in this area is not being maintained adequately.

Lastly, there is standing water in the parcel next to the fuel station resulting in a lack of maintenance. This parcel is more clover than turfgrass.
The entrance bed located at Woodcutter Drive has not been edged and mulched in 2026. Additionally, the bed is full of grass and weeds which includes cattail growth.
Exterior Storage is prohibit throughout the Golf Village community. The Association does approve screening structures when need for both commercial and residential owners. While we understand the need to store some of this equipment, the current visibility of these items is a violation of the developmental standards.
All of the turfgrass areas have an immense amount of broadleaf weed pressure, mostly in the form of Clover. At this point in the growing season, at least two fertilizer and broadleaf herbicide applications should have been completed to eliminate this appearance.
